Perkiomenville, PA · $108,126 Investment · Primary Bathroom + Closet Renovation

The Story

The existing primary bathroom was large, 15.5 feet by 12.5 feet, but it wasn’t being used well. A dated jacuzzi tub took up a large footprint without getting much use, the shower felt tight at just 58 inches by 5 feet, and the closet needed as much attention as the bathroom itself.

The homeowners came to us with a full list: a new floor, an expanded shower, a freestanding tub in place of the jacuzzi, a new two-sink vanity, a new toilet, new lighting and hardware, a redone closet interior, a half wall for privacy near the toilet, fresh paint, and new window treatments. They hoped to stay under $60,000 if possible, but were open to seeing what a fuller renovation would actually cost before deciding what to cut.

Once the scope was priced out, the full list came to $108,126. Expanding the shower, replacing the tub, redoing the closet, and adding the half wall were all real additions beyond a basic refresh, and together they turned a large but underused room into a primary bathroom that finally matches the rest of the home.

The Transformation

  • Cabinetry: A vanity and linen cabinet in a soft sage green, paired with honey bronze pulls.
  • Countertops: Cambria quartz on the vanity, backsplash, and ledge, with a rounded edge profile.
  • Flooring: Large-format wood-look porcelain tile throughout the bathroom, laid in a staggered parallel pattern.
  • Shower: Expanded well beyond the original footprint and finished in book-matched marble-look porcelain tile with a horizontally stacked pattern, a mosaic hexagon floor and niche, a marble bench and sill, and a frameless glass enclosure.
  • Tub: The old jacuzzi tub was removed to make room for a freestanding soaking tub, set beneath a crystal chandelier with a floor-mounted filler and a wall-mounted towel warmer nearby.
  • Fixtures: Champagne bronze plumbing fixtures throughout, including a rain shower head with a handheld wand, a freestanding tub filler, and widespread vanity faucets.
  • Vanity: A two-sink vanity with three arched, brass-framed mirrors and a matching brass sconce above each one.
  • Lighting: Two crystal chandeliers, one over the tub and one on the main bathroom ceiling, plus brass wall sconces at the vanity and tub alcove.
  • Layout: A new half wall added privacy near the toilet without closing off the room’s open, airy feel.
  • Closet: The closet interior was fully redone alongside the bathroom.
  • Finishing touches: Fresh paint and new window treatments throughout.

Design Decisions, Explained

Why did the final investment end up well above the original $60,000 target?

The original number was a starting point, not a hard ceiling, and the homeowners wanted to see the real cost of a fuller renovation before deciding what to scale back. Once the shower expansion, the new freestanding tub, the closet redo, and the half wall were all priced in, each one added genuine function and value beyond a basic refresh, which is what moved the final number well past the initial target.

Why remove a jacuzzi tub instead of keeping it?

Older jacuzzi and whirlpool tubs take up a lot of visual and physical space relative to how often they actually get used. A freestanding soaking tub gives the room a lighter, more spa-like feel while taking up less footprint, which mattered in a room this size where the tub, shower, and vanity all needed to share space comfortably.

Why add a half wall near the toilet?

In a bathroom this open, 15.5 feet by 12.5 feet, the toilet area had no visual separation from the rest of the room. A half wall gives it a sense of privacy without closing the space off or requiring a full door, keeping the room feeling open while still giving that one area its own boundary.
